When Boulder biotech entrepreneur Kevin Ness put 100 VAIL ROAD on the market for $78 million in January, the 11-bedroom, 22-bathroom property made headlines as the state’s most expensive listing (until billionaire William Koch listed his 15-bedroom 19-bathroom, Elk Mountain Lodge in Aspen for $125 million). Number of bathrooms aside, the compound, built in 2014 for the Webster/McGraw-Hill families, upstages Elk Mountain Lodge in a big way: “It’s got an iconic Gore Range view that’s jaw-dropping,” says Compass agent Tye Stockton. “In size, scope, and location, it’s the crown jewel of the Vail Valley.”

In April the largest private residence in Vail and Beaver Creek, 181 SOUTH FAIRWAY DRIVE, sold on auction for $7.42 million. Originally listed for $25 million, the 20,210-square-foot home on 1.5 acres bordering the Beaver Creek Golf Course came with quite the origin story: It was designed in 1985 by Colorado architect Charles Sink (known for Vail Village’s iconic Clock Tower) for Mexican tycoon Sergio Bolaños, who reportedly hired Frank Sinatra to croon at an epic housewarming party (guests included Beaver Creek neighbor Gerald R. Ford) and lavished $200,000 on food and drink.

After purchasing Gypsum’s RIVERDANCE RV RESORT in 2022 and building a wastewater treatment plant, Avon developer Mike Pearson this summer will unveil an expansion of the valley’s only riverside RV park that includes a 52-unit tiny cottage village. In late April locals and Front Rangers were adding their names to a wait list, eager to buy Texas-built, farmhouse-style tiny homes: 399 square feet, 1 BA/1BR (plus loft) equipped with full-size appliances, from $135,000 plus monthly pad rental. “They are sweet little units in an amazing setting,” says Pearson. “And they’re more energy efficient than most homes.”
