Developments in the ever-evolving resort-area real estate landscape

1In addition to retooling its signature dining room and renovating its spa, this winter the Four Seasons has rechristened and upgraded its three-story slopeside ski concierge annex at Gondola One as The Chalet, with swankier ski lockers and a lavish lounge makeover orchestrated by Studio Collective—a boutique interior design firm headquartered in Venice, California, that oversaw the makeover of Flame as Tavernetta. 

The Arcadian on Beaver Creek

2 In October, the Town of Vail, Vail Resorts, and developer East West Partners announced a plan to jointly develop West Lionshead, transforming a maintenance yard and strip mall sandwiched between Lionshead and Cascade Village into a fourth base area with lift service to Vail Mountain. Farther west in Beaver Creek, in October the Eagle County Commissioners greenlighted The Arcadian on Beaver Creek, a plan to build 12 luxury residences on 14 acres near Mirabelle Restaurant, the last undeveloped homesite within the resort’s cloistered gates.

3 Meanwhile, on Vail Village’s toniest street, developer Ron Byrne & Associates recently broke ground on what promises to be another record-breaking real estate project: 154 & 156 Beaver Dam Road. The duplex, designed by local architect Hans Berglund and constructed by Vail Custom Builders, totals nearly 11,000 square feet with 13 bathrooms, 11 bedrooms (master suites will be oxygenated to approximate sea-level living), and multiple outdoor decks and patios. Asking price? Approaching $6,000 per square foot, rivaling or perhaps eclipsing the record-breaking $57 million biotech entrepreneur Kevin Ness paid in 2020 for a duplex around the corner on Vail Road. “That’s comparable to Aspen, Palm Beach, or Monte Carlo,” says Ron Byrne. “Real estate in Vail is maturing to that level.”
