What are the current trends you seeing in the real estate market?
From a design perspective, we are continuing to see homes that offer a large living space so family members can be together in the kitchen, dining, and great room. Outdoor living is a priority so families can gather and be in the outdoors together, eating and socializing. First-floor primary bedrooms are desirable as well. When it comes to the overall market trends, buyers are discerning and leaning toward updated, remodeled, turn-key properties. Sellers understand that it is taking longer to sell their properties, so we all work to price correctly based on their long-term needs and plans.

Is real estate still a good investment in a shifting market?
Despite the uncertainties created by the economic climate and rising mortgage rates, real estate can still prove an attractive investment today. Remember that a lot of the value of investing in real estate comes in the long term—holding a property and letting time grow your investment. Investors looking to make a short-term score are often disappointed. In our resort communities, we only have so much inventory we can sell. The demand is much higher than the supply. Price per square foot prices continue to rise for that reason. If you desire to live in Vail, you may want to consider buying versus waiting as next year we may be up another 3 to 5 percent.
