What are current trends you are seeing in the real estate market?       

We are seeing buyers shy away from “project homes.” Well-considered renovation and thoughtful updating are often a worthwhile investment for sellers.  Kitchens top our list of renovation projects that will add value—imagine sleek countertops, state-of-the-art appliances, and exquisite cabinetry that will put a big smile on your face! With the increasing trends toward spending quality time at home and self-care, spa-style bathrooms remain in high demand for the foreseeable future.  We recommend focusing on lavish fixtures, elegant finishes, and attention to detail.  While the average return on investment for a bathroom remodel is around 70%, well-executed projects have the potential for a 100% return.

From a design perspective, we continue to see homes that offer a large living space so family members can be together in the kitchen, dining, and great room. Outdoor living is a priority so families can gather, eat, and socialize. When it comes to the overall market trends, buyers are discerning and leaning toward updated, remodeled, turn-key properties in prime locations with outstanding amenities. Sellers understand that it is taking longer to sell their properties, so we all work to price correctly based on their long-term needs and plans.

 

Is real estate still a good investment in a shifting market?

Yes, in a resort town like Vail, real estate is always a good investment due to factors like appreciation and equity building. Our buyers also purchase property in Vail as an investment in their lifestyle and quality of life. For them, it is about time with friends and family, and rental income and appreciation are a bonus. While home appreciation is not guaranteed, investing in real estate is typically less volatile than investing in the stock market. There are many things to consider when looking at an investment in real estate, such as your short-term and long-term goals. Inventory is a limited commodity in Vail. Purchasing now is a good option if you want to keep pace with the rate of inflation and the rising cost of living. You can always choose to refinance to a lower interest rate in the future if rates come down.

Tell us about your record-breaking sales this year.

Special properties with unique features in great locations will always command a premium price.

Precise targeted marketing, collaboration with educated Buyer brokers, and negotiation skills are critical to success. We use all resources for an integrated approach to selling homes at the highest price possible for our sellers.

We were able to sell 107 Rockledge Road at the highest price ever for one single-family home in Vail at $40 million. This was our third time selling this legacy home with one of the finest ski-in/ski-out locations in Vail. Dramatic Gore Range views with over 12,000 square feet, a pool, hot tub, game room, media room, fitness, and wine room—the ultimate home for entertaining friends and family.

Also, 4290 Columbine is a spectacular property that we have listed and slated to close in December at a record price for East Vail. It is a contemporary, single-family home uniquely nestled at the convergence of Bighorn and Gore Creeks. Kyle Webb designed, an air-conditioned home with exquisite outdoor living space complete with hot tub, commercial pizza oven, fire pit, multiple seating areas, a large flat grass lawn, and significant expansion opportunity.
